We just walked the newest ranch from KLM Builders with the builder on site — and this one is a smart step up from the popular Adams 3. The Adams IV (also called Adams 4) is a 2,012-square-foot, single-level plan with 3 bedrooms, 2.5 baths, a gourmet kitchen, and a full walkout basement. It lives larger than the number thanks to the open layout, taller details, and that split-bedroom arrangement families actually use.

First impressions: foyer, light, and a real great room
You enter a formal foyer with a feature wall of split-faced marble — the same stone used on the fireplace. Many rooms get triple windows, so the main living area feels bright even on a gray McHenry County day. The great room sits in your sightline the moment you walk in. KLM added a stone fireplace and an entertainment wall sized for a large TV. Crown molding runs throughout the home.
The plan is a classic split: two guest bedrooms and the hall bath on one side, the owner’s suite on the other. The kitchen, breakfast area, and dining space sit in the middle. That layout works whether you have kids, frequent guests, or just want the primary suite to feel like its own wing.
The kitchen is the reason a lot of people will choose this plan
KLM put a 9-foot island in this kitchen (one level). The island is at least 4 feet deep, so you can actually sit and eat, spread out a buffet, or work while someone else cooks. Cabinets are furniture-quality solid wood with soft-close doors and drawers. The kitchen cabinets use two finishes: a soft white on the perimeter and a warmer tone on the island. LED lighting is under the cabinets, over the cabinets, and in the stepped ceiling above the island.

Stone countertops and stainless appliances are part of the well-equipped package KLM is known for. If you cook and entertain, this kitchen is sized and finished to keep up.
Laundry, mudroom, and the extra half bath
One of the bigger upgrades from the Adams 3 is the laundry. They enlarged it so you get a washer/dryer, extra upper cabinets, a built-in sink with a folding surface, and a bench for shoes. It functions as a proper mudroom instead of a leftover hallway. They also added a powder room, which is why this plan is 2.5 baths instead of two.
Owner’s suite
The primary bedroom gets a stepped (tray) ceiling with two layers of molding so the space feels much taller. The bath has dual sinks, a porcelain tiled shower, and tile baseboards - a practical KLM standard in the room that sees the most moisture. The walk-in closet is very generous in size.
Basement and outdoor living
This lot slopes, so the basement walks out to the backyard with a sliding door and large windows. Mechanicals are clustered at one end, leaving a big open floor for future finishing. Plumbing is already in for a future full bath, so you don’t have to cut concrete later. A maintenance-free Trex deck ties the dining area to the yard.
KLM’s full basements are equal in footprint to the main level. Finish it and you nearly double the living space.
Why this ranch works
Single-level living without feeling cramped. The 2,012 square feet is efficiently used: open entertaining core, private owner’s suite, guest wing, and a laundry that can handle real life. Standards that other builders treat as upgrades — stone counters, furniture quality cabinetry, Kohler fixtures, high-efficiency HVAC, crown molding, and a full basement — are already in the package.
Remington Grove, Johnsburg, IL
The Adams IV is now open at Remington Grove (4115 Ella Lane, Johnsburg). KLM offers ranch and two-story plans here that can be customized.
